John Breistol, president of Foram Group, joined the company three years ago to focus on its next big project. That’s the 600,000-square-foot office tower that was recently renamed 600 Brickell at Brickell World Plaza.
It is the last of three office towers to be built in Miami’s urban core, adding a combined 2 million square feet to this office market.
After losing its first tenant to a competing new building and slowing down construction during the economic downturn, the 40-story office tower is to open its doors in August.
A main feature is to be a 30,000-square-foot plaza with restaurants and retail designed as an amenity not just for the building’s future office tenants, but for the Brickell community.
With the developer pursuing platinum-level certification from the US Green Building Council’s Leadership in Energy and Environmental Design, tenants are to benefit from its energy-efficient features.
“The building itself, from an energy standpoint, let’s just say electrical energy, all the equipment in the building is extremely efficient, meaning it takes not a lot of energy to produce the end results,” Mr. Breistol said.
With the tower close to opening, leasing is kicking into high gear, which includes marketing the property at a national and international level.
The building secured its first tenant, Crédit Agricole Private Banking Miami, last month.
Foram also obtained $130 million senior construction loan that is to be used to finish the building and to cover tenant funds and broker commissions, Mr. Breistol said.
He discussed the game plan for 600 Brickell with Miami Today reporter Yudislaidy Fernandez at the project site.
